Garrison Gardens is a new residential-led proposal delivering a thoughtfully composed neighbourhood of 215 homes alongside essential community infrastructure. The scheme comprises 115 apartments and 100 houses, complemented by a 1,000 sqm health centre and 250 sqm of commercial space, envisioned to accommodate a pharmacy and café. Together, these elements establish a balanced, mixed-use environment that supports both new and existing communities.
At the heart of the proposal is a clear spatial concept: four distinct hamlets, each designed as a home zone, set within a cohesive and richly planted garden landscape. This structure creates a series of intimate residential clusters, where low-traffic streets prioritise pedestrians, cyclists, and social interaction. The hamlets are unified by a continuous green framework, offering shared spaces for play, relaxation, and informal gathering, while maintaining a strong sense of identity within each cluster.
The landscape plays a central role, not only in shaping the character of the development but also in addressing environmental challenges. The homes are designed to be sustainable, low-energy, and resilient, with careful consideration given to long-term climate performance. A network of new pedestrian routes will open up the site, providing public access through Garrison Gardens and strengthening connections between communities to the east and west, as well as linking the station to the coast.
Flood risk has been a key driver of the design, addressed through a comprehensive fourfold strategy. Land raising is used to establish safe development zones, while dedicated flood storage areas accommodate excess water during peak events. Buildings are designed with inherent flood resilience, and features such as floodable garages and parking areas allow water to be safely managed without compromising homes. This is supported by an integrated sustainable drainage system, ensuring water is attenuated and celebrated within the landscape.
