    This Reserved Matters scheme for two key sites within the East Norwich Strategic Regeneration Area (ENSRA) has been long identified for development.  The site has historically been constrained by access, contamination, flood risk, and ecological challenges. This proposal represents the first comprehensive and deliverable vision for its transformation.

    The scheme brings forward 669 new homes alongside a vibrant riverside dining quarter and a small village centre, forming part of a wider ambition to deliver approximately 3,500 homes across East Norwich. At its core is an integrated masterplan that carefully balances built form, landscape, water management, and community life. Ten apartment buildings, twenty house types, and the sensitive conversion of a listed bottle kiln are arranged to create a cohesive yet varied neighbourhood.

    Four distinct character areas respond to context and landscape. From the intimate, village-like ‘Yare Edge’ with shared streets and riverside paths, to the Dutch-inspired ‘Views’ quarter and the more urban ‘Wensum Edge’ with its warehouse-influenced forms, the development establishes a clear hierarchy of place. Building heights and typologies shift across the site, rising toward the River Wensum to create a strong architectural identity.

    A defining feature of the project is its landscape-led approach. Sustainable drainage systems are fully integrated, transforming flood risk into an opportunity for ecological enhancement through swales, rain gardens, green roofs, and attenuation basins. Play, food growing, and biodiversity are embedded throughout, supported by shared gardens and urban orchards.
